What breaks in Kennesaw houses
With a 1997 median build year, Kennesaw has the newest housing stock of our Cobb cities. That means fewer corroded galvanized surprises and more of the late-90s pattern: first-generation PRVs and water heaters failing, and slab foundations that make supply leaks a detection job. Freeze risk, the honest version
- By NOAA's 1991 to 2020 climate normals, Atlanta's Hartsfield-Jackson station averages 35.7 nights a year at or below 32 degrees, with the first freeze typically around November 20 and the last around March 15.
- Georgia EPD tells homeowners to be alert for pipe freezes whenever outdoor temperatures threaten the 20 to 30 degree range, because homes here are built for occasional cold, not constant cold.
- The December 2022 freeze is the local benchmark: Atlanta bottomed at 8 degrees on December 24 and stayed below freezing all day, and metro water systems reported frozen pipes, main breaks and boil water advisories in the days after.

Worth knowing locally
- Cobb's pipe ownership rule: the county owns main to meter; the pipe from the water meter to the building is the owner's, including the underground run from meter to house.
- Since January 1, 2024, new water fixtures in Kennesaw, faucets, toilets and irrigation systems included, fall under new water conservation rules, per the city's Building Services notice.
Permits, before the big repair
Kennesaw requires permits to alter, repair, remove or replace plumbing systems regulated by the technical codes. Note the address: Building Services moved to the Dale Burrell Government Complex on Moon Station Road in 2024.
