Emergency Plumbing Help in Smyrna, Georgia
Smyrna runs its own water and sewer, buys the water wholesale from the Cobb County-Marietta Water Authority, and publishes one of the metro's more unusual rules: after hours, water emergencies go to the police non-emergency line. It also pays residents to install backup protection, which almost no neighbor city does.
Who to call, and for what
Water and sewer: City of Smyrna Public Works, Water and Sewer division
City-run water and sewer. During business hours the Public Works water line takes leaks and backups; after 4 p.m. the city routes water emergencies through police non-emergency dispatch, and its leak page says plainly: do not call 911 for water emergencies.

What breaks in Smyrna houses
A 1989 median with steady newer infill (13.6 percent since 2010): Smyrna mixes 80s townhome communities, where original water heaters and supply valves are the usual suspects, with the newer Battery-area construction. (Median build year 1989, 0.8% built before 1940, 13.6% since 2010; Census ACS 2019 to 2023.)
Freeze risk, the honest version
- By NOAA's 1991 to 2020 climate normals, Atlanta's Hartsfield-Jackson station averages 35.7 nights a year at or below 32 degrees, with the first freeze typically around November 20 and the last around March 15.
- Georgia EPD tells homeowners to be alert for pipe freezes whenever outdoor temperatures threaten the 20 to 30 degree range, because homes here are built for occasional cold, not constant cold.
- The December 2022 freeze is the local benchmark: Atlanta bottomed at 8 degrees on December 24 and stayed below freezing all day, and metro water systems reported frozen pipes, main breaks and boil water advisories in the days after.
When a hard freeze is coming: slow drip on faucets with exposed pipes, cabinet doors open, heat steady, hoses off. The frozen pipes guide has the full prevention and thawing list.
Worth knowing locally
- Smyrna will reimburse up to $600 of plumbing fees for installing a backwater valve at at-risk properties, with written pre-approval and a licensed contractor pulling the permit. If your finished basement has ever taken a backup, that program is worth a call.
- The sewer lateral is the owner's, in the city's own words: maintain it the way you would your furnace or roof. And on the water side, the city repairs only up to the street side of the meter.
Permits, before the big repair
Smyrna's published permit list doesn't spell out water heaters the way neighboring cities do, so call the Building Division before plumbing work to confirm what needs a permit.
